Specialised Blocks of Flats management

We offer a full management service for;
• Purpose built blocks of flats.
• Large buildings which have been converted into flats.

Our service includes
• Acting as Company Secretary.
• Submitting annual returns to Companies House.
• Daily accounting of income and expenditure.
• Maintenance of a bank account including provision for a sinking fund.
• Attendance at one out of hour’s residents’ meeting per year (additional meetings may be possible for larger blocks)
• Distribute meeting agendas.
• Recording and distributing minutes.
• Regular reporting.
• Collection of service charges and ground rent.
• Prompt action in respect of arrears.
• Prompt action in respect of lease breaches.
• Arrange the insurance of the buildings and submission straightforward claims.
• Act upon shareholder instructions related to maintenance items and settlement of invoices.
• Winter and other preventative maintenance can be arranged upon request but such surveys would generally incur costs to the shareholders. Advance quotations would be provided.
• We are able to arrange necessary service contracts including window cleaning, gardening and communal cleaning.
• We have a comprehensive list of contractors (including a handyman) most of whom have been contracted for 10 years plus.
• Whilst we would be able to arrange the auditing of accounts and obtain any legal advice, the work would be undertaken externally at the prevailing rate.
• External legal advice on a retained basis would be recommended to all our clients to ensure that sale/purchase formalities are properly overseen. This service also includes the cost of general advice and routine letters. The prevailing rate for this is £25 & VAT per flat per annum.

Charges
£150 & VAT per flat per year – please note our minimum charge is £1500 & VAT per year. Annual indexation would be applied thereafter.
